Owner guide: themed rooms

What Drives the Cost of a Themed Room

Owners ask us what a themed room costs before almost anything else. The honest answer is that it depends on what goes into the room, and that matters more than any single number we could give you.

We design and build themed rooms in our Kissimmee shop. Here's how we break the cost down when we sit with an owner, which parts tend to pay back in bookings and photos, and where we'd tell you to save.

The four things that move the quote

Walls. Printed wallpaper and murals give you the most theme per square foot. A single feature wall and a fully wrapped room are very different jobs.

Built-ins. Shaped bunk fronts, headboards, and custom carpentry are where the theme becomes something guests touch. They take the most shop time, so they move the quote the most.

Lighting. Themed and LED lighting changes how the room looks in photos and at night. It's usually a smaller piece of the job that does a lot.

Props and decor. Loose items are the easiest to add and the easiest to lose, break, or walk out the door with a guest.

What usually pays back

The parts that show up in your listing photos and can't be broken by guests tend to earn the most: a strong wall, a built-in centerpiece, and good lighting. Those are what make someone scrolling past stop on your house. See our printed wallpaper and murals and LED lighting for rentals posts for more on each.

What we'd tell you to skip

  • Lots of small loose props that need replacing after guests leave
  • Theming every room in the house when one or two strong rooms will carry the listing
  • Anything fragile in a kids' room

Room size and the house itself

A bigger room takes more wall covering and more build. Ceiling height, windows, and where the outlets are all change the design. That's why we price after a walkthrough. For how this fits the cost of a whole house, read what drives the cost of vacation rental design.

How we quote

After a free walkthrough, in person or over video, you get one fixed, itemized quote. You can see each line and decide what to keep. See more examples on our themed vacation rental design in Orlando page.

Common questions

How much does a themed room cost?

It depends on the walls, built-ins, lighting, and decor you choose, plus the size of the room. After a free walkthrough we send one fixed, itemized quote.

Which part of a themed room matters most?

Usually a strong wall, one built-in centerpiece, and good lighting. Those show up in photos and hold up to guests.

Do I need to theme every room?

No. One or two strong themed rooms often carry a listing. We help you pick which rooms.

Can I add theming in stages?

Yes. Many owners start with one room and add more later. We design it so the pieces fit together.

Do you use character designs?

We design original themes and looks rather than branded characters.
