Owner guide: getting started

From Closing to First Guest: Furnishing a Kissimmee Rental

Every week a rental sits empty after closing is a week it isn't earning. Most of the delays we see aren't from the build. They come from steps done in the wrong order or decisions that sat waiting for someone.

We've furnished homes for owners who've never set foot in Kissimmee and for owners who live down the road. This is the order we work in and the spots where we see owners lose time. How long each step takes depends on the house, so we give you a schedule after the walkthrough instead of guessing here.

The order that works

1. Measure and walk the house. In person or over video. Every room, every wall, every window.

2. Decide what the house is for. How many it should sleep, who you want booking it, and which rooms get theming.

3. Design. Layouts, furniture, and themed rooms on paper, so you can approve before anything gets built or ordered.

4. Shop build and ordering. Custom pieces get made in our Kissimmee shop while other furniture is ordered.

5. Delivery and install. Everything comes in, gets assembled, and gets placed.

6. Final setup and photos. Linens, kitchen, small items, then the listing photos.

Where owners lose time

  • Waiting to decide sleep count until after the design starts
  • Ordering furniture before the rooms are measured
  • Approvals that sit in someone's inbox
  • Booking a photographer before the house is actually finished
  • Several different vendors who don't talk to each other

If you live out of state

You don't need to fly down for each step. We send photos and updates as the work moves, and we can handle the house start to finish. Our guide to furnishing from out of state covers that in more detail.

Package, designer, or both

Some owners want a ready furniture package. Others want a designed house with themed rooms. Read designer vs furniture package to see which fits your plan, and our turnkey vacation rental furniture packages page for how we handle the whole house.

Plan for the photos from day one

Your listing photos are what guests see first. We plan the rooms with the shots in mind. See staging for listing photos. If you bought in one of the resorts, see our pages for ChampionsGate, Reunion, Windsor Hills, Solterra, and Storey Lake.

Common questions

How long does it take to furnish a vacation rental?

It depends on the size of the house, how much is custom-built, and how quickly decisions get made. We give you a schedule after the walkthrough.

What should I do first after closing?

Get the house measured and decide how many it should sleep. Most other choices depend on those two things.

Can you furnish my rental if I live out of state?

Yes. Many of our owners live out of state. We send photos and updates throughout.

Should I order furniture myself first?

We'd wait until the rooms are measured and the layout is set. Ordering early is one of the most common ways owners lose time and money.

Do you handle themed rooms as part of furnishing?

Yes. Themed rooms, bunks, and custom furniture are built in our Kissimmee shop as part of the same project.
